A Costco could be coming to Liberty Township.
Target Management and Leasing Inc. has proposed a $133 million project that would feature a Costco, hotel, apartments and more on an 88-acre site at Cox Road and Liberty Way.
But first the property owner, Hen-Jur LLC, needs three different county boards to approve a rezoning.
The zoning change was approved by the Butler County Planning Commission on Tuesday but it still needs to be approved by the Liberty Township Zoning Commission and the Liberty Township Board of Trustees. The zoning commission is scheduled to discuss it Monday, June 21. If it is approved, it will head to the trustees' board in July.
Dan Wheeler, director of development at Target Management and Leasing and master developer of the project, said they have worked closely with Liberty Township trustees and Butler County commissioners and engineers.
"It really leaves very little reason why it would not be approved, although we still have to get approval. I think we've met with every requirement," Wheeler told The Enquirer.
If the zoning amendment is approved this summer, the developers are scheduled to begin construction this fall and many features, including Costco, would open in late 2022.
Caroline McKinney, economic development director at Liberty Township, said the site is a "key property in Liberty Township's vision for development."
"We believe this property is full of potential and it's really needed a master-planned development approach, being 88 acres. There's not tons of people that want to buy that much land, so it's been in need of somebody coming in to really master develop it and put some pieces together."
The land is currently used for farming, the application notes. According to the application, the Costco location is projected to "exceed the average store sales of $150 million annually."
This new Costco would be the fourth one in the Greater Cincinnati area. The others are in Florence, Springdale and Deerfield Township. It's not clear if any other location would close; Costco officials did not respond to The Enquirer's request for comment.
